The alternative

Here is what current zoning allows us to do - a rather standard, but profitable, office park adjacent to more than 50 homes. This is what market forces are telling us to do - it would be much lower-risk than our vision for Marvin's Village.

By not acting on our mixed-use proposal, your elected officials are compelling us to pursue our "by right" office park plan. We have moved forward and applied for building permits for the church and office building, but we still want to pursue the village plan.

We have been asked why we are moving toward this office park plan. We've been trying to develop this parcel for more than 5 years, and have encountered continual resistance. Such delays have not only cost us money, but have also cost us prospective retailers - when we cannot commit to the retailers, they find an alternate location. (This also costs you money - rather than providing income to the Village of Marvin, your tax dollars go elsewhere.)

We cannot afford to lose more time and money - we are ready to move forward immediately one way or the other. Whether we do so with this office park plan or with our Marvin's Village plan is entirely up to your elected officials.
