Q. What are potential advantages and amenities for Marvin residents?
A. There is potential for the village to contain ball fields, a large village green, a number of more intimate
     neighborhood parks, walking and biking trails, an upscale village-oriented store and restaurants, a
     school that our children could walk to, and office space for public/government uses.

Q. Do you need this rezoning to develop this property?
A. No. We can build a total of 138,000 square feet of commercial space upon the properties zoned “B”
     and “O”, and a total of 55 houses within the area zoned “R”. Please visit the Alternative section for
     additional details refer to figure 1 Plan Layout below.) Additionally, two of the tracts are outside of
     Marvin, in Union County, subject to the county’s zoning. We believe that the Village is preferable
     in many ways to what we can build under the current zoning, which would have no park space, no
     school site, and no great village streets upon which to stroll. The current “by right” zoning allows for
     a cluster of office condos. If Marvin decides it does not want the Village, or can’t reach a decision,
     we will have to move ahead with the “by-right” plan currently allowed.

Q. How will the Canterfield Creek and Marvin Creek neighborhoods be buffered?
A. First, your ordinances require a significant 100’ tree buffer, and this will obviously be included
     adjacent to these neighborhoods. In addition, there is significant green space along the tributary
     between Marvin Creek and the proposed Village, well in excess of any required buffers. Further, with
     the agreement of the Canterfield Creek homeowners, berms and buffers similar to those at the Club at
     Longview might be created on the Canterfield Creek side of Tom Short Road Extension. All green
     space and buffers relating to the proposed Village would be beautifully planted and maintained.

Q. Will ordinances regarding the flood plain be adhered to?
A. Of course! In fact, if our proposed plan is followed, the property may be subject to the more stringent
     Marvin ordinances.

Q. What type of process will be involved in creating the village?
A. A collaborative process in which everyone’s voice is heard and a consensus is reached about the
     features of our Village will precede development. The Conditional Zoning process, followed pursuant
     to town ordinances, is a legislative process that is, by its nature, collaborative. In fact, we have been
     meeting and seeking input from town officials and Marvin residents for almost two years as part of
     this process. We have had numerous public meetings to present our ideas, and to hear yours. The
     plan, therefore, represents the review, input, advice and requirements of many in Marvin, both within
     and outside of government.

Q. Are there those in Marvin that have concerns about the village plan, and why?
A. Some concerns may still exist. Some may think that the plan is still “too dense.” As we have shown
     through our comparison with other great villages, and as seen in vibrant, walkable communities with
     high-end homes like those at the Longview Club, such places are wonderful neighborhoods in which
     to live and to spend quality time. Others are concerned about buffers. We have always maintained
     that high quality, large buffers will be an essential part of this Village, especially adjacent to
     Canterfield Creek and Marvin Creek neighborhoods.

Q. What can I do to bring the village plan to life?
A. Contact your elected village representatives. Let them know that you would like to have a true village
     center, and that you support this plan. On the left side of this page are the names and contact |
