Dear Citizens of Marvin,
The local media recently reported that our plans for Marvin’s Village were scrapped. They later reported that the plans could be salvaged. Given these mixed messages, we wanted to take a moment to update you on our situation.
In short, we are no longer pursuing our vision for Marvin’s Village. Instead, we’re moving forward with traditional office buildings and a suburban neighborhood as allowed by current zoning.
We have submitted those plans to the village of Marvin, and additional commercial plans have already been approved for the properties that are in Union County. Construction begins very soon on the proposed Class A office building at the corner of Rea Road and Tom Short Road.
As disheartened as we are to see the better plan go by the wayside, we do need to thank the Mayor, Village Council, and Planning Board for their attempts to work with us over the last several years.
In December, Council suggested that we make use of language / text that was previously approved for the New Towne Gardens development in an effort to find a compromise. We seriously evaluated that option. Unfortunately, while that particular mixed-use designation was sufficient for a basic shopping center, it cannot accommodate the type of development you’ve been calling for, with significant parks and greenspace, a church, a school, varied types of residential, etc.
Under December’s mixed-use designation, our revenue-generating opportunities would decline substantially, while our costs would be the same or even increase, all to produce a development that falls far short of both our vision for the property and our financial goals. That is not a recipe for success.
In summary, the current zoning compels us to pursue what we’ve referred to all along as the by-right plan.
Could this stance change? Anything is possible. But after six years of on-again, off-again negotiations, we do not wish to see more years slip away to pursue an alternative plan that ultimately may not receive approval either.
We gave it a good run, and the support that we received from the overwhelming majority of Marvin residents has been wonderful. For that, you have our sincere appreciation.
